Property Sourcing

We co-author your brief — location, budget, lifestyle non-negotiables — and then we search every channel. On-market listings, off-market inventory through our local network, pocket listings shared agent-to-agent, and direct owner approaches when the right home isn't for sale yet.

Due Diligence

Before you fall in love with a property, we check what the photos don't show — structural surveys, title and ownership history, planning permissions, urban regulations, neighbourhood trajectory, and any liens or disputes attached to the property.

Negotiation

Who we're not for.

We turn down more enquiries than we accept. We do it because we'd rather work with fewer clients well than many clients badly. We're not the right partner if:

— Your budget is under €500K. The work we do doesn't scale below that — you'd be better served by a local agent.
— You want to be shown 50 listings to browse. We don't list — we hunt. Different job.
— You want a passive partner who waits for instructions. Our process needs you engaged, especially in the brief and viewings stages.
— You're not actually ready to buy in the next 12 months. We'll happily talk again when you are.

For property purchases, our service is free. For long-term rentals, we charge a one-off search fee. Full pricing is shared after you fill the form.
For purchases, you pay nothing — we're only compensated when the deal closes. That said, we're transparent up front about whether your brief is realistic for your budget and timeframe, so we don't waste anyone's time. We turn down briefs we don't think we can deliver on.
Most engagements close within 3–9 months, depending on the destination and how specific the brief is. The first curated shortlist arrives within 2–4 weeks of the briefing call.
Not unless you want to. We visit properties first, send detailed video walkthroughs and our notes. Most clients only fly in for the 2–3 finalists. Some clients close entirely remotely with a power of attorney — we handle that too.
Europe, Morocco, and Mauritius. Our team is on the ground across each destination — and we only take on clients we know we can genuinely help.
Yes — in fact, most of our clients are buying abroad for the first time. We walk you through the legal, tax and cultural specifics of each market so you make informed decisions, not blind ones.
We don't broker mortgages, but we coordinate with local and international banks who specialise in cross-border lending. We've worked with most of them and can introduce you to the right contact for your nationality and situation.
